Our fees for Residential Conveyancing
Our fees start for freehold sales and purchases start at £750 plus VAT for properties up to £175,000. There is more work involved in a dealing with leasehold titles and that will typically add £150 (plus VAT) to the costs of a sale and £250 (plus VAT) to the costs of a purchase. We also charge £30 (plus VAT) for each electronic transfer of funds during the course of a transaction.
There are many elements that can affect the total fees incurred in a Residential Conveyancing transaction (eg) :
- the type of property, its location, its value, whether it is a new build;
- how the purchase is funded, whether there is a mortgage, whether it is Shared Ownership or bought under the Help To Buy scheme;
- whether there are any issues of title that require further investigation or additional steps to protect the buyer’s investment.
Examples of extra work attracting additional fees are preparing Statutory Declarations to clarify matters relating to the title, preparing a Declaration of Trust to establish entitlements as between co-owners, dealing with the additional paperwork in a Help to Buy matter.
There are additional expenses (disbursements) that we will have to pay on your behalf during the transaction. In the case of a purchase there may be SDLT to pay and there will be Land Registry fees charged on registration of your title to the property.
